THE LOCATION
This part of the 20th arrondissement is well connected to the rest of the city with :
- the bus line 76, running right down the building, leading to the very centre of Paris (Hotel de Ville, Chatelet, Louvre-Rivoli) through Bastille and St Paul stations. The nearest stations are Pelleport-Bagnolet (a littrle above the apartment's address), and a little further down, Pyrenees-Bagnolet.
- metro line 3 (station Porte de Bagnolet), going in particular to Republique (connection to lines 5, 8, 9, 11), Reaumur Sebastropol (connection to line 4), Opera (connection to lines 7 and 8, and to RER A), St Lazare train station (connection to lines 12, 13, 14)
Rue de Bagnolet is rich with shops of all sorts, the nearby rue St Blaise is a charming pedestrian street

- on the lower level, a small entrance hall on which the toilet is giving, a living room with 4 windows and a small equipped kitchen with a washing machine, a refrigerator, electrical burners, a sink, etc...
- on the upper level, another room with a high ceiling, a large cupboard, a working corner with high speed access to Internet (supplier : Free), a large armchair, a mezzanine with a double mattress, a bathroom with a bathtub, and a door to the terrace.
The terrace is large enough to take meals, and there is ample space in front of the building, a rather rare impression in Paris
Those levels correspond to the 3rd and 4th floor of the building.
AVAILABILITY and PRICE
This apartment is available from August 1st, 2008 on, for 1 year, preferrably for long term renters, however short term stays are possible (minimum one week) if the rental agenda allows it
Long term rentals (minimum 8 months)
The monthly rent is 1,000 euros, including rent and utilities, payable each month in advance.
Additional costs include :
- electricity/gas,
- renter's insurance premium (payable upfront, monthly average is about 10 €)
- telecommunications : 35 euros per month for the installed service brought by the supplier Free, and any call made outside the subscribed perimeter
- a one time broker's fee of 900 euros payable upfront : 200 € upon firm reservation, 700 euros at the remittance of the keys.
If you wish to reserve this apartment for a long term rental, you can sign a rental agreement and simultaneously make a firm reservation down-payment of 1,200 euros (first month of rent + 200 euros advance on the broker's fee).
Refundable safety and key deposit as usual in France.

For a long term rental where the rent is paid each month, usual guarantees are required : evidence of sufficient revenue to pay the rent each month, guarantor.
Short term rentals (1 week to 7 months)
The price depends upon the length of stay : the longer the stay, the less expensive the average nightly rate.
For short term rentals up to 3 months, the full rent is payable upfront. For rentals above 3 months, guarantees mentioned above are required.
If you wish to share this apartment with someone and you would not be a couple, each one having clearly separate sleeping areas, a bed needs to be installed on the lower level.
